Before construction begins you receive a detailed BOQ (bill of quantities) naming every material, brand and quantity. That document locks your contract price. The only way the number changes is if you choose to change the scope — never because we 'discovered' something later.

Two, in writing, inside the contract: a 10-year structural warranty and a 2-year waterproofing warranty. The same team that built your home services them.

Yes. Every active site gets a CCTV camera you can open on your phone from anywhere, plus weekly photo-and-video progress updates on WhatsApp. Many of our clients are NRIs or work in other cities.

No. Engineers, supervisors and skilled labour are Ciara's own in-house team. That's why we can put our name on warranties — nobody unknown ever touches your build.

The brands are named in your BOQ before you sign — typically UltraTech cement, JSW/TATA steel, Kajaria tiles, CERA and Jaguar sanitaryware, Astral pipes, Legrand/Havells electricals, Fosroc waterproofing and Asian Paints. What's written is what's used.

Yes — sanction drawings, plan approval liaison and licensing support are part of the service, for both Bengaluru and Davanagere builds.

It depends on the size and structure — a typical G+1 or duplex takes around 8 to 12 months from excavation to handover. You'll get a stage-wise schedule with your contract, and the weekly updates track against it.
